WETT Inspections for Wood Stoves & Fireplaces

Wood stoves, fireplace inserts, fireplaces, and other solid-fuel-burning systems can provide effective heat, particularly in rural and acreage properties. Improper installation, deterioration, or inadequate maintenance can create safety concerns.

Niton Property Inspection Inc. offers visual inspections performed by a WETT-certified SITE® Basic Inspector. The inspection evaluates visible and readily accessible system components and documents observed compliance concerns, deficiencies, and areas that may require further evaluation.

WETT certifies qualified individuals—not appliances, installations, or companies. The client receives an inspection report, not a “WETT certificate.”

What This Inspection Covers

A SITE® Visual Inspection evaluates the solid-fuel-burning appliance and venting-system components that are visible and readily accessible without invasive work or disassembly.

The inspection may include:

  • Appliance type, certification markings, and installation information
  • Visible venting, flue connections, and chimney components
  • Measurements of readily accessible clearances to combustible materials
  • Hearth protection and visible installation configuration
  • Doors, dampers, and other readily accessible components
  • Visible signs of deterioration, damage, modification, or improper installation
  • A visual observation of the chimney from the ground
  • A written inspection report identifying observed findings and any areas that could not be inspected

Concealed or inaccessible components are outside the scope of a Visual Inspection.

Who This Inspection Is For

A SITE® Visual Inspection may be appropriate for:

Home Buyers

  • Reviewing a visible wood-burning system before purchase
  • Identifying observed deficiencies or safety concerns
  • Supporting informed decisions about further evaluation or repairs

Homeowners

  • Reviewing an existing installation before use
  • Investigating visible concerns or changes to the system
  • Obtaining documentation requested by an insurer

The client is responsible for confirming which inspection level and documentation their insurer or other requesting party requires before booking.

Why Wood-Burning Systems Matter

Visible deficiencies in a solid-fuel-burning system may increase the risk of fire, smoke exposure, or improper operation. Concerns can include:

  • Insufficient clearances from combustible materials
  • Missing or inadequate hearth protection
  • Improperly configured venting or flue connections
  • Installation that does not follow available manufacturer instructions or applicable requirements
  • Deteriorated, damaged, or modified components
  • Signs that cleaning, servicing, repair, or a more detailed inspection may be needed

Some components may be concealed or inaccessible during a SITE® Visual Inspection. These limitations will be documented in the inspection report.

What This Inspection Is (and Is Not)

This service is a SITE® Visual Inspection performed by a WETT-certified SITE® Basic Inspector. It evaluates visible and readily accessible components and documents findings using the applicable inspection report.

It includes:

  • A visual evaluation of the solid-fuel-burning appliance and venting system
  • Review of visible installation details, clearances, and applicable requirements
  • Documentation of observed compliant, non-compliant, not-applicable, and unable-to-inspect items
  • Recommendations for further action when appropriate

It does not include:

  • Certification or approval of an appliance or installation
  • A Technical or Invasive Inspection
  • Disassembly or destructive investigation
  • Chimney sweeping, cleaning, servicing, installation, or repair
  • A guarantee of future performance or acceptance by an insurer

When conditions require work beyond the Visual Inspection scope, further evaluation by an appropriately certified WETT professional or qualified contractor may be recommended.

How This Service Is Used

A SITE® Visual Inspection may be requested for:

  • A real-estate purchase
  • An insurance application or policy requirement
  • A homeowner’s review before using an unfamiliar system
  • Visible signs of damage, alteration, or improper installation
  • A preliminary assessment before cleaning, servicing, repair, or a more detailed inspection

Before booking, confirm whether the insurer, authority, or other requesting party requires a Visual, Technical, or Invasive Inspection.

Pricing

Wood-Burning System Visual Inspection (WETT SITE® Basic):

  • Added to a home inspection — $195
  • Stand-alone service — $295

Pricing is subject to applicable taxes. Additional systems, unusual access conditions, or travel outside the core service area may require additional fees. The scope and total price will be confirmed before booking.

Important for Rural and Acreage Properties

Wood-burning appliances are commonly used as primary or supplemental heat sources throughout West-Central Alberta.

Niton’s systems-focused approach considers how the visible appliance, venting, clearances, surrounding construction, and other readily accessible components relate to one another. The resulting report provides clear documentation of observed conditions and identifies when cleaning, repair, or a more detailed inspection should be considered.
