Our pricing is designed to be clear, consistent, and reflective of the level of detail and care we bring to every inspection.


Each inspection follows our systems-based approach—providing a thorough evaluation of major systems, performance, and risk so you can move forward with confidence.

Home Inspection

Designed for buyers who want more than a basic walkthrough. 

For residential properties located within town limits with municipal services.

Our inspection evaluates the home’s major systems and visible components to help you understand its condition, safety, and performance.


Inspection Includes

  • Roofing and exterior building envelope 
  • Electrical systems and service equipment 
  • Plumbing systems and visible piping 
  • Heating, ventilation, and air conditioning (HVAC) systems 
  • Interior systems and accessible components 
  • Thermal imaging (where conditions permit) 
  • On-site water screening (included)
  • Sewer camera inspection (included) 
  • Advanced indoor air quality (IAQ) measurements (included) 
  • High-resolution, photo-documented digital report 
  • ISG Home Warranty (included)


Inspection Time

  • On-site inspection: 2–4 hours
  • Report delivery: within 24 hours 
  • "Custom or complex inspections may require up to 48–72 hours ."

Pricing is based on total finished square footage (including developed basements).

  • 1500–1999 sq ft — $1,195
  • 2000–2499 sq ft — $1,295
  • 2500–2999 sq ft — $1,395
  • 3000–3499 sq ft — $1,495
  • 3500–3999 sq ft — $1,625
  • 4000–4499 sq ft — $1,750
  • 4500–4999 sq ft — $1,895
  • 5000+ sq ft — Custom Quote

Inspection without sewer — -$100

Properties outside this area may require additional travel time or fees.


Important Note

This inspection is designed for properties with municipal services.

Homes with wells, septic systems, or additional buildings should be booked under our Acreage Inspection service.

Acreage & Rural Inspection

Acreage Inspection

Designed for homes with private infrastructure systems and larger property areas.

This is a bundled inspection that includes key rural systems and infrastructure as standard.


Inspection Includes

Everything included in the Standard Home Inspection, plus:

  • Well system components (visible and accessible) 
  • Septic system visual inspection 
  • Mechanical systems and combustion appliances 
  • Attached garage or carport 
  • Rural infrastructure considerations and private utilities 
  • Sewer/drainage evaluation (included) 
  • Water bacteria testing (included) 
  • Advanced IAQ measurements (included) 
  • First outbuilding included


Outbuildings

Additional detached garage/shop — $100 each
Additional smaller outbuildings — $75 each

Larger or more complex structures may require custom pricing.


Inspection Time

  • On-site inspection: 3–5 hours
  • Report delivery: within 24 hours 
  • "Custom or complex inspections may require up to 48–72 hours ."

  • Up to 1999 sq ft — $1,495
  • 2000–2999 sq ft — $1,595

Niton Property Inspection Inc. primarily serves Yellowhead County and surrounding rural communities, including Edson, Hinton, Marlboro, Peers, Wildwood, and nearby areas.


Our primary service area covers approximately a 60-minute driving radius from Niton Junction, Alberta.


Inspections outside this area are available by request. Additional travel time or fees may apply.
