Custom or complex inspections may require up to 48–72 hours.
Yes—when possible. Attending allows you to ask questions and better understand the property’s systems. A summary discussion is provided at the end of the inspection.
Inspections evaluate structural components, roofing, building envelope, electrical, plumbing, HVAC systems, interior components, and safety considerations.
Every inspection also includes system-level evaluation and advanced diagnostics to assess performance—not just visible condition.
Rural inspections also review visible well systems, septic components, and infrastructure considerations.
Home inspections are visual and non-invasive. Inspectors do not open walls, move heavy furniture, or perform destructive testing.
Specialized testing (such as radon or advanced environmental testing) may require separate services.
Sewer inspection is included in standard home inspections.
Municipal inspections typically involve homes connected to public water and sewer services.
Rural inspections evaluate private wells, septic systems, and infrastructure that require additional systems-based evaluation.
A visual evaluation of accessible septic components is included in rural inspections.
Full septic system certifications or invasive testing are not performed unless specifically arranged.

For municipal properties, laboratory water testing is available as an optional service.
Water screening provides immediate on-site indicators such as pH, hardness, total dissolved solids (TDS), and general water quality markers.
It is informational and does not replace laboratory analysis or bacterial testing.

No. A home inspection is an evaluation of condition and performance—not a pass/fail assessment.
The goal is clarity and informed decision-making.
Niton inspections are built on a systems-based approach.
Rather than evaluating components in isolation, systems are assessed individually and in how they interact—providing deeper insight into performance, risk, and long-term reliability.
Basic structural review of one attached or detached garage is included in rural inspections.
Additional or specialized structures may require additional time or separate evaluation.
